Please note that booking with us implies that you accept these terms and conditions. You should satisfy yourself that you understand them before you make a booking and seek clarification from us, by telephone of email, if you have any queries.
Unless previously arranged, rooms are available from 3pm. Baggage may be left earlier, by prior arrangement, and will be transferred to rooms as soon as they have been prepared. In order for us to clean and maintain our rooms properly between bookings, we respectfully ask that guests vacate their rooms by 10.30am on the morning of departure.
If guests are likely to arrive later than 6pm we ask that this be arranged at time of booking or, in the event of a delay, that we be notified as soon as possible. We reserve the right to re-let a room after 6pm if bookings have not been taken up by this time and no such notification or arrangement has been received.
We are always happy to take bookings for one-night stays. However, in order to continue to take these in advance, we must ask they be paid for at the time of booking.
Confirmed bookings cancelled before arrival will be subject to a cancellation charge of 75% of quoted terms for the entire stay, minus the deposit already paid, unless accommodation can be re-let, in which case there will be no further charge. Please note that all deposits are non-refundable, although we will be happy to transfer a deposit to another date within six months of the cancelled booking.
Please be aware we can make no reduction for temporary absence or departures earlier than booked. We recommend therefore that, for your protection, you take out holiday insurance.
